The purpose of this competition is to select 12 contract contractors to carry out apartment renovations for the properties of Espoon Asunnot. The apartment renovations will be carried out at unit prices provided in the bids. The obligations of the contract will come into effect upon signing. Espoon Asunnot may distribute the contracts regionally within the Espoo area to facilitate the logistics of partners. The contracts do not guarantee order quantities; instead, Espoon Asunnot will order as needed based on overall cost-effectiveness from different partners. Espoon Asunnot will reject bids where any given price is lower than the defined minimum price. Only one bid can be submitted from the same group. The contract is a framework agreement for 2 years and includes options for 1+1 extension years. The use of extension years will be decided by the procurement unit on a case-by-case basis. The bids must be submitted using the bid form included in the request for proposals. The bid must be in Finnish, comply with the request for proposals, and must not include the bidder''s own terms. All unit prices must include labor, materials, tools, travel, transportation, delivery, waste disposal costs, project management and supervision, cleaning of the work area, key collection and return, communication, social and general expenses, mileage reimbursements, invoicing fees, and VAT unless otherwise stated. The company''s office must be located in the capital region or nearby to effectively carry out the apartment renovations located in our properties in Espoo. It should also be noted that the company commits to performing minor repairs as well. The maximum driving distance from the company''s office to Espoon Keskus should be no more than 120 km. The comparison of accepted bidders and bids will be based on the comparison prices in the bid comparison table. The bid prices on the bid forms will be multiplied by the coefficients provided on the bid form. After this, the weighted prices of the bid forms will be summed up. The procurement unit will rank the bids in order of cost-effectiveness based on the weighted total prices of the bids. Based on this competition, the four most cost-effective framework contract contractors will be selected to carry out apartment and bathroom renovations for the properties of Espoon Asunnot based on the weighted total prices of the bids. Additionally, eight contractors will be selected solely based on apartment renovation pricing. The competition also requests prices for the replacement of exterior doors in connection with the apartment renovation. These prices will not be used for comparison. Apartment renovations will be carried out at unit prices provided in the bids. Contractors who provide competitive bid prices and perform the work well will receive more work orders during the contract period than those who submitted higher bid prices. The amount of work is not guaranteed; orders will be made as needed. Bathroom renovations requiring waterproofing work are not mandatory to offer. The client may make orders below the national threshold directly from the most suitable service provider selected for the framework agreement based on procurement needs. For orders exceeding the national threshold, the client will determine their procurement needs and conduct a procurement process. Tenders are invited for Espoon Asunnot Oy
Based on this tendering, 12 contract contractors are intended to select apartment renovations in Espoo Housing Real Estate. Apartment renovations will be made at the unit prices for the offers. The obligations of the Agreement shall enter into force when it is signed. Espoo apartments can be divided regionally in the Espoo area to make partners logistics easier. The contracts do not guarantee order volumes, but the Espoo apartments order, as needed, based on overall interest, based on different partners. Espoo apartments reject offers where any price given is cheaper than the minimum price specified. Only one offer from the same group can be submitted. The contract is a 2 -year framework agreement and includes options for 1+1 for the continuation years. The use of the follow -up years is decided by the contracting entity on a contractual basis.
