lot-0001, title: renovation of angyalkert kindergarten, description: as part of the construction work, the renovation and transformation of the five-group room angyalkert kindergarten, as well as the offices of the integrated kindergarten of the xiii district of budapest, operating in the building, will be carried out. the eclectic-style building of angyalkert kindergarten was built in 1898-99. in the late 1930s, a gymnasium with a wooden structure was connected to the building via a connecting corridor. the building is fully basemented, with a ground floor and an attic space. the kindergarten building is under local protection ordered by the decision of the capital municipality. protection was established: 21/1999. (v.21.) capital assembly. currently, the kindergarten operates with 5 group rooms and 129 places. the building has a basement + ground floor + partial attic space. the main quantitative data of the building: the area of the plot: 1955 m2; the built area: 1065 m2; basement: 662 m2; total attic: 482 m2 (currently built: 122 m2); gym: 71 m2; yard area: 890 m2. the kindergarten building has been rebuilt several times over the years, with partial renovations taking place. the transformation is justified by the continuous deterioration that has occurred over time, problems with the current functional operation, the sizes and designs of certain rooms that no longer meet current standards, and the underutilization of certain areas. major interventions include the restoration of the yard gazebo as an outdoor, covered play area, the reconstruction of the facade, the designation of the main entrance with new paving, public benches, the creation of an accessible and economic entrance and circulation system, the full utilization of the attic space and the creation of common areas, preserving and showcasing the wooden truss, complemented by a glass roof, as well as the partial lowering of the basement and the placement of the gym. by reorganizing the entrances of the kindergarten, the approach to each function will be separated from each other, and the building will truly be accessible. on the ground floor, a large-sized hall will be created at the main entrance, the group rooms and their associated changing rooms will be located in the street-facing section, and the warming kitchen will also be placed on this level. the ground floor connects to the attic in two places with playful stairs and in one place to the basement. to utilize the basement level, the gym and movement development room, the salt room, and service rooms will be located in the angyalföldi street wing with increased ceiling height due to floor lowering. in the other wing, storage rooms, an archive, and mechanical and electrical rooms will be located while retaining the renovated, insulated floor. a new staircase leading from the ground floor changing room will lead up to the middle attic section. this upper part will function as a large community space. the parental reception will also be accessible from here. the offices of the management of angyalkert kindergarten will be located in the left wing of the attic, as well as the medical/development room. additionally, a new entrance will be created for the part of the building used by the integrated kindergarten of the xiii district of budapest, which will also be expanded. compared to the original layout, the number and size of office spaces will increase. a new staircase will be established in the entrance hall, connecting the three building levels. this separate function will be completely separable from the operation of the kindergarten. the transformation will affect the existing building's vertical and horizontal load-bearing structures, the roof structure, insulation, and foundations. a new accessible elevator will be installed in the building. the architectural concept is based on preserving and revealing the existing values, reconstructing them, supplemented by the necessary interventions and added elements that enable the building to function as a modern educational institution, supported by sustainable architectural and mechanical solutions. the planned date for handing over the work area is september 1, 2026. the deadline for completing the construction work is july 1, 2027. a condition for the contract is that the successful bidder must ensure the participation of at least one responsible technical manager listed in the technical manager's registry [266/2013. (vii. 11.) government decree, annex 1, chapter iv], who is at least mv-é category or equivalent, at least mv-ég category or equivalent, and at least mv-év category or equivalent during the entire duration of the contract, from among the professionals indicated in their participation application based on the m/2 eligibility requirement. another condition for the contract is that the successful bidder must ensure the participation of at least one responsible technical manager of mv-é-m category or equivalent during the entire duration of the contract. the bidder must undertake that if the proposed and indicated professional is not listed in the registry, they will have it registered in the chamber registry by the latest by the time of signing the contract, and during the entire duration of the contract, which must be proven by the latest at the time of signing the contract.
